What the NC WDI-100 Report Covers

The NC WDI-100 is the only form authorized by the Structural Pest Control and Pesticides Division of the NCDA&CS for reporting wood-destroying insects in a North Carolina real estate transaction. It documents what a licensed inspector observed during a careful visual examination of all accessible areas of the structure, including sounding of structural members adjacent to slab areas.

Organisms the Inspector Documents

Organisms documented on the NC WDI-100 include subterranean termites, powder-post beetles, old house borers, carpenter ants, and carpenter bees. Wood-decay fungi aren’t classified as wood-destroying organisms under the WDI-100, but conducive conditions such as elevated moisture or existing rot may be noted in the report.

The inspector also flags conducive conditions, including wood-to-soil contact, cellulose debris beneath the structure, or elevated wood moisture content, that could support future activity. Permanently attached decks, porches, and storage sheds fall within scope; detached outbuildings don’t unless specifically requested.

What the Report Does Not Cover

Inspectors don’t open walls, remove flooring, or access concealed areas. The report reflects observable conditions at the time of inspection and isn’t a warranty against future infestation. You may have heard it called a “termite letter” or “clearance letter” informally, but the NCDA&CS is clear that the WDI-100 is neither. Reports are valid for 30 days from the date of inspection.

Why Wilmington Properties Face Higher WDI Risk

Homes near tidal creeks, marshes, or other water features face conditions that support year-round termite activity.

The NCDA&CS has noted that most North Carolina homes over 10 to 15 years old will show some evidence of wood-destroying insects.
